We offer a long-term rental of an unfurnished apartment – either a 3+kk (or a 2+1) – with a total area of 79 m², situated in an attractive and quiet location in Prague 7, Bubeneč, at the corner of Jana Zajíce Street and Nad Královskou Oborou. The apartment provides comfortable and peaceful living in a brick building with an elevator, in close proximity to Stromovka Park, not far from Letenské Sady, with good access to the tram stops at Letenské Náměstí and Sparta, offering a connection to the nearby Metro Line A (or a slightly more distant connection to Line C). The area offers all essential amenities – schools, kindergartens, a polyclinic, shops, restaurants, cafés, and much more.
The apartment is divided into the following spaces: an entrance hall with a corridor, a storage room (closet) with additional storage spaces, two separate bathrooms (one with a shower enclosure, the other with a bathtub) finished with ceramic tiling, 2 toilets, and 2 bidets. One room has windows overlooking an inner courtyard and another room offers a view of Stromovka Park, with sliding doors to the kitchen. The wooden kitchen is equipped with an under-counter refrigerator and freezer, an extractor hood, an automatic dishwasher, a glass-ceramic cooktop, and an electric oven.
Throughout the apartment, oak parquet floors have been installed, and it is further equipped with an independent gas boiler with a hot water storage tank, an automatic washer-dryer, an alarm system, an intercom, NEXT security doors, satellite, and its own water meter. The rental also includes a cellar storage unit of approximately 1.9 m².
The monthly rent is set at CZK 30,000, with an additional monthly advance for building services (water, elevator, waste disposal, cleaning, and lighting of the building). The amount of these advances is determined by the number of occupants. The last settlement for building services in 2024, for three apartment residents, came to approximately CZK 3,300 per month. Electricity and gas will be transferred to the tenant, and based on the invoices from the last billing period (2023–24), the consumption cost was approximately CZK 4,500 per month. A refundable deposit of CZK 65,000 is required.
The apartment will be completely repainted in white, with newly sanded and lacquered parquet, the boiler serviced, and it will be thoroughly cleaned.
