The apartment is located on the top floor of a 2½-story residential building; there is no balcony. No car parking space is available.

The sloping ceiling only affects a portion of the space – namely the kitchen and shower – otherwise, no further slopes are present due to the dormers.

There are 9 apartments in building No. 33.

The apartment includes 2 basement rooms of approximately 5.0 m² and 5.2 m².

Quiet location. The Zuffenhausen City Park, with various sports clubs, is within a few minutes’ walk.

A Volksbank is located in the immediate vicinity. Within a few minutes’ walk, there is an Aldi, a beverage store, a fitness studio, and a dance school.

Approximately 500 m away, on Morsestraße, there is a charging station for electric cars.

The S-Bahn stops Neuwirtshaus and Zuffenhausen can be reached within a few minutes on foot.

The Zuffenhausen motorway junction is likewise only a few minutes away.

The gas individual heating system (featuring the latest condensing technology) is installed in the attic above the apartment, does not affect the appearance of the living space, and therefore benefits from short pipe runs and low heat losses.

Consequently, the data on the energy certificate do not correspond to actual conditions. Unfortunately, the former property manager did not have it updated (depending on heating usage, previous tenants incurred approximately €60/70 per month; though €40 was also possible).

Thus, the data on the energy certificate do not match the actual conditions. Unfortunately, the previous manager did not have it corrected (depending on the heating usage, previous tenants incurred approximately €60/70 per month; however, €40 was also possible).

In summer 2019, the staircase was renovated.

As part of this renovation, a new apartment entrance door was installed (soundproofing and climate class 3, floor sealing, 3-point locking, security fittings, a cylinder with drill protection, emergency and hazard functions, as well as anti-strike technology).

At the end of 2020/beginning of 2021, the following works were carried out:

– Complete renovation of the shower/WC (new wall and floor tiles, new sanitary fixtures, new room ventilation, etc.)

– New design vinyl flooring in the hall, bedroom, living room, dining room, and kitchen

– Repainting of the entire apartment

– New white interior doors

Due to the complete renovation, I am seeking a long-term tenancy.

An annual operating cost statement is provided.

The gas and electricity costs are to be billed directly with the energy supplier (the apartment has its own meters). The prepayments for these are not included in the operating costs.

As part of the “Great Sweeping Week,” residents are responsible for cleaning/sweeping the staircase, basement corridors, and the basement entry area.

A caretaker service has been contracted for the remaining cleaning (on a biweekly basis) and for winter maintenance.
