Welcome home! Our detached family house is built solidly (using Poroton blocks), with modern insulation and a clinker façade. We have always taken excellent care of the house and maintained it continuously. The last major maintenance work was the replacement of the gas heating system with a high-performance air/water heat pump in March 2023.

The front door faces east and is set off by a small front garden and two round maple trees. From the hallway behind the front door, turning right first takes you to the guest WC, with the dining room right next to it, straight ahead lies the cozy living room (spread over two levels), and to the left is the spacious kitchen. Adjacent to the kitchen, there is an outdoor terrace covered with glass. Here you have a sheltered outdoor seating area for dining or barbecuing in the fresh air—ideal for spring and autumn when you want to sit outside in a protected space, but the open terrace might still be too “cool.”

A focal point in the hallway is, besides the wooden staircase with its metal rods leading upward, the front of the stylish tiled stove with its door for stoking it. The tiled stove spans three rooms—kitchen, hallway, and living room—and forms a central element of the living space design on the ground floor, providing cozy warmth on cold days as supplementary heating.

Attached to the living room toward the south is a glass conservatory that not only offers an open view of the garden but also creates the feeling of sitting right in the garden. In the evenings, when it’s dark, the illuminated garden lighting gives the entire rear property a sense of depth. You’re not just looking into darkness, but into a beautifully lit garden. To the right of the conservatory, a door leads outside onto the spacious terrace, which is partially covered. There, you can relax in the sun or, on very hot days, find shade under the cover.

Up the staircase in the hallway, you reach the first upper floor, which comprises three bedrooms and two bathrooms. Two of the rooms have been used as children’s rooms, one of which is the “children’s bathroom” with a shower. The house is fully basemented, with two-thirds of the basement rooms developed for living purposes. The floors are tiled there, and the walls and ceilings are plastered. In the basement you’ll also find an additional shower, the pre-installation for a sauna, and another WC. The utility room is equipped with connections for a washing machine and dryer as well as a work kitchen. On the west side of the house, there is an attached garage with a wall box, providing space for one car. From the garage, an additional staircase leads down to the basement. At the rear, there is a door leading to the house’s terrace.

The house is located in a quiet area at the upper edge of Brüggen’s town center, on a dead-end street with a total of six houses and traffic limited to local residents. Within a five-minute walk you can reach the general practitioner center, the bus station, several grocery stores, and drugstores. Likewise, in just a few minutes you can be in the town center or in the Schwalm nature reserve, which offers extensive opportunities for walks and hikes.

The municipality of Brüggen has approximately 16,000 inhabitants and is situated in the far west, near the Dutch border, right in the middle of the Schwalm-Nette Nature Park. From Brüggen, it’s about 5 km to Holland—a distance easily cycled or enjoyed as part of extended hikes or bicycle tours through the large border forest showcasing various natural beauties. In addition to the natural and recreational opportunities, there is a rich cultural scene and, particularly in the town center around Brüggen Castle, an interesting variety of gastronomic options. From Brüggen, via the B 221, you can reach Autobahn 52 in about five minutes, and under normal traffic conditions, Düsseldorf is reachable in just over half an hour.

The living area features a white-painted wooden beam ceiling that creates a cozy atmosphere in the living and dining rooms. The centrally located tiled stove adds a comforting warmth on cold days. The wooden windows are also painted white.

An alarm system secures the building’s exterior, deterring burglars and protecting the house when it is unoccupied. The system can also be armed from the bedroom at night, providing a secure feeling even while you sleep.

The house is equipped with a fiber-optic connection and an in-house network with two routers and, of course, Wi-Fi access.

In the garage, there is a wall box with an 11 kW charging capacity.

There are two water circuits installed in the house—one for potable water and one for non-potable water from the rainwater cistern in the garden. For example, these circuits supply the toilet flushes. All water pipes are made of stainless steel rather than copper. A walk-in closet in the master bedroom and two bathrooms on the upper floor provide added personal comfort.

In March 2023, a new air/water heat pump was installed.
