Since we want to manage without a broker, I will also dispense with the usual nonsense (“filled with light,” etc.): I bought the house with my then-wife almost 30 years ago. Of all the reputable houses, it was the only one that immediately appealed to me. Over the years it has become dear to my heart, and I want it to go to good hands. That is, a family with small children should move in again.
What makes the house special?
1. Good size
2. Cozy (I know, this is subjective)
3. The living room is connected to the terrace and garden by a large sliding door (west-facing)
4. The garden is about 250 m²—small enough for those not into gardening yet large enough for children to play in
5. It is spacious, with 2 children’s rooms on the first floor and a converted studio for the eldest child
The house is unobtrusive, practical, and even has a small unique feature with its fireplace.
The house is located in Wiescheid, which is officially part of Langenfeld. However, it almost feels like you’re living in your own world: no longer quite Langenfeld yet not Solingen either. The village has its own kindergarten, primary school, and an ALDI store. You can reach Langenfeld or Ohligs for shopping within 15 minutes. There, you will also find secondary schools.
Furthermore, the ICE route passes through Wiescheid. With an east wind, you can already hear the train. It takes 4 minutes on foot to the nearest bus stop, 5 minutes by car to get on the A3, just under 10 minutes to reach an IC train station in Ohligs, and about 30 minutes to Düsseldorf and Cologne airports—of course, provided you aren’t delayed by traffic.
For joggers and cyclists it’s great, because you can enjoy the greenery without having to walk or cycle on main roads—even all the way to the Rhine in Hitdorf. But no advantage comes without a disadvantage: with a west wind, you can hear the roar of the A3. I have always hoped that the A3 would eventually get a noise barrier. Well, what isn’t yet might still happen.
The furnishings date from the late 1980s and have been renewed as needed. The gas boiler was replaced about 15 years ago. The wooden windows and the external beams will be painted by June. Everything is well maintained with only slight signs of wear. Currently, the house is rented until the end of May 2025.
Finally, a personal note:
When I looked at the real estate portals today (27 March 2025), I was appalled. I found at most three houses for sale in Langenfeld and the surrounding area that remotely compare to this house. Considering this market and the location in Wiescheid, I could probably ask for €699,000 or more (assuming a new house). I’m starting at €649,000 and suggest that we have a conversation. Depending on our mutual rapport, we will likely come to an agreement very quickly.
