As the direct owner, I offer for rent a non-residential space for business purposes. Suitable for shops, services, offices, events, and storage.

The space is located on the ground floor of the building Husitská 1, Prague 3 - Žižkov. The building is approximately 200 meters from the Florenc bus station, about a 10-minute walk from the main train station, and about a 15-minute walk from Wenceslas Square. The street is busy with car traffic. There is a traffic light in front of the building, and cars waiting at the light can see the space with advertising. The pedestrian traffic is also relatively busy, although it is not a pedestrian zone.

The total area of the space is 76 m2. This includes a room facing the street with shop windows covering an area of 39 m2, a rear room facing the courtyard covering an area of 30 m2, and facilities (WC, kitchenette, boiler room) covering an area of 7 m2. The space is on one level.

Heating is provided by a separate gas boiler and hot water radiators. The air conditioning is currently not functional - I can have it repaired or adjusted.

The space is approved for use as a daytime bar for up to 20 people. However, since 2016 it has been used for non-food business activities. The space underwent a complete reconstruction in 2001, and a partial reconstruction in 2016. It is in good condition.

Parking - in the vicinity of the building there are blue zone parking spaces (parking without a permit is limited to a maximum of 3 hours). It is possible to stop at the corner of the building for loading and unloading goods/materials without obstruction.

The space will be available from the second half of April 2025.

Monthly rent is 22,000 CZK + approximately 5,500 CZK for utilities and services based on the nature of the business. It is possible to transfer the electricity and gas to the tenant.
