On the ground floor-first floor of the apartment building in Vinohrady in Prague 2, I am currently offering the residential space for non-residential use, for long-term lease by mutual agreement, considering the specific technical condition of the offered space and its necessary adjustments for non-residential use. The living room 23.5 m2 is oriented to the south towards the street /2 windows in the photo/, the second living room 15.3m2 to the north, with storage space of approximately 1m2, hallway, bathroom, and toilet. The floors in the living rooms are made of original wooden planks. The space has installed floor heating with condensing boiler/installed 1 year ago/. The interested party in the space, which will be re-certified for non-residential use, would have to renovate the bathroom at their own expense according to the needs of their business plan. The apartment has the water meter installed. I can offer the kitchen unit including electrical appliances as part of the equipment if the interested party does not decide on their personal choice. The space is suitable for law office/2 people/, IT specialists/high-speed cable internet is available/, and various other business activities. All reconstruction costs would be deducted at a rate of 1/3 from the agreed total monthly rent between the owner/landlord of the space in one person and the interested party each month. 2/3 would be paid as part of the monthly rent until the total reconstruction costs are covered.
